SNAP Neighborhood Meeting – January 06, 2020

Martin + Gray Development 

+ In attendance from the design team

  • David Powell – Hastings Architecture

+ Location – Combination of properties located at the intersection of Martin Street & Gray Street (north of Diskin Cider and west of the Packing Plant) 

Step 1 of the design approval with Metro Nashville: Requesting a rezoning to the Planning Commission on January 16, 2020 at 2pm

  • From IWD (Industrial) to an SP (Specific Plan) using MUL-A with modifications

  • Modifications (not limited to the below – other modifications are standard per Colby Sledge’s request) 

    • Increased density (2.5) 

    • Building height 

    • Setbacks/build-to zones 

    • Addition of a pocket park 20’x150’ 

The project is being developed by the same company (Hines Development) that is completing the revised master plan of the Finery located between Gray Street and Merritt Street 

Proposing restaurant, boutique hotel, and entertainment venue 

Design team’s intent is to save the large oak tree located on Gray Street 

Streets and alleys adjacent to project will be improved per Metro standards (including Gray Street & alleys) 

Sculpture Garden ‘pocket park’ proposed between building and street along Gray Street at the top of the hill 

Entertainment venue

  • Accessed from Gray Street

  • Buried into the hill that Gray Street sits on

  • +/- 1,200 – 1,500 person capacity 

    • 50% of events anticipated to be full capacity

  • Proposed management will encourage community engagement and events (as stated by Hines Development) 

Hotel

  • Pool deck on Floor 4 of the hotel

  • Parking sits atop the entertainment venue for hotel users
